How do I access the property when I arrive?

Dear Guests, Upon arrival, the keys for your vacation rental must be picked up at the Florida Keys Rental Store (FKRS). We are located in the big blue building across from the Shell Gas Station. Our office is located in the American Caribbean Real Estate building, South entrance. 99900 Overseas Highway, MM100 (Bayside), Key Largo. Your rental arrival packet will be in the FKRS lock box outside the front door of our office. The kiosk combination is 3333. PETS: If a pet is allowed you will incur a $250 refundable pet fee. There are restrictions on the number and type of pets allowed. PETS FOUND IN A NO-PET PROPERTY will result in IMMEDIATE EVICTION, a $250 fine and FORFEITURE OF ALL RENT MONIES! Declare all pets when making your reservation to avoid eviction.

What is your cancellation policy?

CANCELLATION POLICY: Notice of cancellation MUST be submitted in writing. Notice given over the telephone will not be considered valid, and will NOT be accepted. All cancellations are subject to a ten percent (10%) cancellation fee. Written notification received 61 days prior to occupancy: Ninety percent (90%) refund of the total rental cost. NO REFUNDS on any cancellation made sixty (60) days or less prior to occupancy. If FKRS is able to successfully book another tenant into your canceled property/time slot, then a full refund will be issued minus the ten percent (10%) cancellation fee.

What should I do in the event something is damaged in the property?

DAMAGE: Guest shall be responsible for the costs of any and all damages determined to have been caused by guest, or during guest’s occupancy. Guest’s responsibility shall not be limited to the amount of the security/damage deposit in the event that costs exceed said deposit. To avoid any claims against your deposit or additional charges to your credit card, we ask that you treat the rental property as you would treat your own home.

REGULATIONS GOVERNING BEHAVIOR OF OUR VISITORS AND GUESTS The Florida Keys Rental Store welcomes you and hopes that you enjoy your stay with us. All of us, both residents and guests, enjoy an excellent quality of life here. In order to maintain our quality of life, municipal ordinances are strictly enforced and should be adhered to. We would like to advise you of a number of these regulations prior to your stay. REMEMBER this is a residential community. Most of your neighbors are not on vacation. Please be courteous of your neighbors, keep the noise down and abide by our policies. Thank You. This document will also serve as formal notification of these regulations to which you have already agreed by signing this form. Violators may be fined. •It shall be unlawful for any person to continue, or cause to be made or continued and excessive, disturbing, unnecessary or loud noise, or any noise which annoys, disturbs, injures or endangers the comfort, repose, health, peace or safety to other persons within Monroe County. •The MAXIMUM occupancy load for any Vacation Rental Property is 2 Adults per bedroom. Children over 6 years of age are considered “Adults” for the purposes of occupancy. •Littering will not be tolerated. •Garbage must be placed in cans with lids and placed out for collection the evening before scheduled pickup. Covered garbage cans are provided and shall remain covered at all times. Local Ordinances require that recycling and waste containers are utilized appropriately, and that containers are retrieved after pick up. Pick-up schedules are provided with your welcome package. •NO UNAUTHORIZED PETS. Any unauthorized pets on the property can result in eviction from the property. If you would like to bring a pet, please inquire about one of our pet-friendly homes. •If you are staying in one of our pet-friendly homes you must have your animals on a leash at all times if they are outside of a fenced enclosure. •No parking on vacant or adjacent lots. All Vehicles must be parked only in designated parking areas located on the rented property. No parking on the street, or extending into the right of way, or sidewalk is permitted. The number of vehicles shall not exceed the number of parking spaces provided and all vehicles parked belong to registered occupants. •No Motor Homes, RV’s, or Campers are permitted to be occupied on Vacation Rental Properties. •Boats, boat trailers, etc. may not encroach on other properties or their right of way. The total length of moored vessels shall not exceed the length of the dock/shoreline. No vessels shall be moored against another to create a navigational hazard, or obstruction. •All watercraft must operate at IDLE SPEED/NO WAKE in canals and where posted. •“Live-Aboards” are not allowed on Vacation Rental Properties. •No excessive or boisterous noise in or about the residential dwelling unit at all times. Noise, which is audible beyond the boundaries of the residential dwelling unit, shall be prohibited between the hours of 10:00 pm and 8:00 am weekdays and 11:00 pm and 9:00 am on weekends. •The use of fireworks or the discharging of firearms is strictly prohibited. •House parties are strictly prohibited. Violation of any of the above rules & regulations will result in loss of security deposit, citation, fine or both and be asked to vacate property.
